I can sell your home and run into many landlords who’s tenants have moved out or are still in the property and they are ready to move on.
It’s important to check on your property. Even if you have a great tenant.
Here are 4 reasons why…

Tom let his daughter move into his house and pay a fair rent because he loved her. HE never check on property. She’s his baby girl. Months later, her new boyfriend he was unaware of moved in. He is not a nice guy. He put holes in the doors. She is a hoarder and began stockpiling trash bags of personal belongings, and not to mention they do not clean… at all. He walked in months later (like the rest of the stories) to find this!!

Liz who owns her own business is too busy to check on her property. Her tenant did not tell her there was a water leak from the roof! Rain after rain brought this PAIN. It caused thousands of dollars of damage to ceilings and hardwood floors and not she is in a fight with the insurance company to fix it and has no tenants and is losing rent.

Doug for 6 years was always paid on time by his tenants. He figured, he had a good thing going and did not visit his tenants for 2 years. Then the rent became late and they came up with excuses to not pay with stories that pulled at his heartstrings. Finally he stopped by to see the basement was flooded during a past storm, a gutter hanging off, not to mention they had the electricity turned off because of not able to pay and there was mold!

Wait you are not on the lease! Roger rented his 3 bedroom house to a young twenty something single mom who without his permission rented out the other two rooms and they had padlocks on the doors! They loved drugs but not him. Rent was paid on time but the other tenants trashed the rooms and now he’s got to pay way more than her deposit!
